As a realtor, I know that selling a home quickly and for top dollar isn’t just about listing it and hoping for the best. It requires hard work, careful preparation, and strategic marketing. Recently, I had the privilege of selling a beautiful property in just one day—and for well over the asking price.

But, there is a back story to this house that is really important.  The previous owner of this house had let the house go.  The house was as cluttered and chaotic as they get and it was in disrepair.  I had the house pre-sale inspected and I priced out fixing and upgrading this house from head to toe.  My client could not afford to make the upgrades.  I found two different investors that would lend the money to get the job done.  My client did not want to do it.

He took another step I did not agree with.  He hired a company to replace the tub/shower combos in two of the three bathrooms.  I strongly advised him not to do this.  All three bathrooms needed a complete gut.  It get's you nowhere to do it partially.  Either do nothing or do it all.  He proceeded and spent $30,000 on this.  He flushed that money down the toilet and later came to understand this to be the case.

He could not bring himself to get the house cleared out and cleaned up so I could get it on the market.  An investor came along and bought the house in complete disarray.  The investor got a great buy and my client lost.  He got the house sold and he put ok money in his pocket but he could have done so much better.

The investor worked with some of my contractors and he kept in touch with me because I knew so much about the house.  I went over periodically to see the progress on the work.  He was implementing what I had wanted to do for the pervious owner.

At every turn, I helped the new owner in any way I could.  I was happy to help.  He was going to rent the house and he ultimately decided to sell.  I had further recommendations for what he needed to do to sell and, like I advise to all of my sellers, I recommended that he do a pre-sale inspection.  While he did all the cosmetic work, the roof and replaced the water heater and more, many of the repairs did not get done and there were issues  with some of the contractors work.

All of this got fixed.  I had the house measured and got a floor plan and put all of my marketing materials together including virtually staing most rooms in the house.  The next step was utilizing high-quality marketing strategies. Professional photography and virtual tours were a must, highlighting the home’s best features in ways that a simple listing couldn’t. I also used social media and my extensive network to get the word out, ensuring the property reached as many eyes as possible. The combination of these efforts created a buzz that drew multiple buyers—leading to an offer on day one that exceeded the list price.

I was able to get the house sold in a day with multiple offers for above full price.  Preparing a house for sale takes time and effort by the Realtor and the homeowners.  Making a house perfect does not happen over night.
